Schaefer provided structural engineering design for the Water Street District Office Building. This four story structure has retail on the bottom floor with office space above. The composite structural steel framing was designed to minimize floor vibrations and the all-glass north facade of the building overlooks the Miami River.

Site conditions created some structural challenges. Poor soil conditions required immediate ground improvements and the sloping site required the foundation walls at the south side of the building to be designed as retaining walls.

Schaefer also provided structural engineering for residential structures and an adjacent parking garage.
